Why Sholinganallur commands a premium on OMR
Sholinganallur sits at the junction where OMR meets the road toward Medavakkam and the rest of South Chennai, putting it within easy reach of multiple large IT campuses without being tied to just one. That junction position — plus its head start in residential and retail development compared to the stretch further south — is the main reason it prices above neighbouring Navalur, Karapakkam, and Siruseri.
Getting around
Sholinganallur is directly on OMR with access toward Medavakkam and onward to the GST Road corridor without re-entering the city centre — useful if your household has commutes in two different directions. Peak-hour OMR congestion is still a factor here, same as the rest of the corridor, particularly on the stretch toward Thoraipakkam.
Schools and healthcare
Being one of the more established parts of the OMR corridor, Sholinganallur has a denser concentration of schools and clinics/hospitals than newer localities further down OMR — a genuine advantage for families, and part of why end-users (not just investors) make up a meaningful share of demand here.
Who tends to buy here
A mix of end-use buyers working at the surrounding IT campuses who want to minimise commute, and investors drawn to Sholinganallur's position as the corridor's most liquid resale market — it's generally easier to resell or rent out a unit here than in the newer, less-established localities further south on OMR.
